Found in twenty minutes what two companies missed

Water bill had roughly doubled with nothing visible. Two other companies replaced heads and told me it was normal summer usage. Kevin ran the meter test in my driveway inside ten minutes, confirmed a leak on the system, then traced it to a cracked lateral under the side yard where a root had lifted it. Repaired the same visit. He also found that half my back zone was rotors mixed with sprays, which explained why one side was always soggy. Not once did anyone try to sell me a whole new system.

Brass fixtures, and they explained why it mattered

We are close enough to the water that the aluminium fixtures our last installer used were corroding in under three years. They swapped to solid brass, showed me the difference in hand, and re-used the existing cable runs where the gauge allowed instead of charging me to re-trench the whole yard.

The water bill answered the question for us

We had 1,900 square feet of dying fescue in the front and a bill that hit $340 in August. I am on the board for a 64-unit association off Shadowridge. We were with a large regional company and the site had degraded badly. The plan is what we paid for and it was worth it

We paid $2,400 for the design and honestly resented it until we saw it. Hannah spent an entire morning measuring and probing soil, then came back with a plan that solved a drainage problem we did not know we had and moved the patio nine feet to where the afternoon shade actually falls. We phased it across fourteen months. Everything buried went in during phase one, exactly as she said it would, and phase two did not disturb a thing.

They actually prune correctly

Our previous company sheared everything including the roses and the Japanese maple. We back onto open chaparral and the inspection notice had a deadline. They knew exactly what the fire district looks for, cleared the zones properly rather than just scalping everything, and left the slope stable. Passed inspection with no re-visit. Have kept them on for regular maintenance since.

Same two guys for three years now

We went through four maintenance companies in six years before this. The thing that matters is that it is the same crew every time. They know the dog, they know the side gate latch is broken, they know which hydrangea my wife is precious about. They caught a stuck valve in June before it showed up on a bill. Not the cheapest quote we got and I have stopped caring about that.

Great work, the permit timeline was painful

Retaining wall on a fill slope, so it needed engineering and a permit. The wall is excellent and the drainage behind it is clearly done right. Where I would set expectations differently is timing: it took five weeks from submittal to approval and about three of those were pure waiting on the county. Coastal Sage told me it might, and it did, so this is not really their fault. I still spent a month looking at an open trench. Four stars for the schedule, five for the work.

Honest about what we did not need

We asked for a full tear-out. Marcus talked us out of about half of it. He said the bones were fine, the problem was that everything had been sheared into meatballs for a decade and the irrigation was fighting itself. They renovated rather than replaced, restructured the pruning over two seasons, and redid the irrigation properly. Saved us somewhere north of twenty thousand dollars by telling us not to spend it.
